1. What is Beaver County’s roof snow load?

The snow load varies within the county. Most areas in the valley have a 30-pounds-per-square-foot roof snow load. For all areas over 6200-ft, snow load will be determined by engineering.

2. Do I need a building permit when building a shed?

Beaver County's frost depth is 30 inches below grade.

4. When is a building permit required?

A building permit is required for any construction that physically changes or adds structures to your property. Examples are:

• Additions - room additions, patio covers, swimming pools, etc.


• Finishing an Unfinished basement or any part thereof


• Alterations - re-roofs, garage conversions, exterior stucco, etc.


• Change of use of structures


• Installation of heating equipment, such as wood stoves, central heat, wall heaters, and wood burning or gas fireplaces


• Moving or demolishing a building


• New buildings


• Repairs - replacement of water heaters or other plumbing fixtures, irrigation systems, air conditioning units, new electrical service, rewiring, etc.

5. What are your hours of operations?

The Building Department is open for business from 9:00 am to 5:00 pm on Monday through Friday. Field inspections normally 7:00 am to 3:00 pm.

6. When does the Beaver County Planning and Zoning Commission hold their meeting?

The third Tuesday of each month at 7:30 pm in the County Commission Chamber room on the second floor of the County Administration Building.

8. Why do I need a building permit?

All structures and construction require building permits to be issued, as of Utah State Law. This is intended to control the quality of construction of the use of property. Some permits may not require a fee, but a permit is still required. (Any off structure sheds/ carports and utility sheds including Tuff Sheds over 120 square feet require an permit)

9. How long does it take to get a permit processed?

You should usually allow 5-14 business days to get a permit processed. Some permits may take longer depending on special circumstances.

10. Does Beaver County issue building permits for projects within Beaver City limits?

Yes, Beaver County's jurisdiction covers all of Beaver County including Minersville, Milford, and Beaver city limits.

11. How much does a permit cost?

The cost of a building permit is usually determined by the structures square footage and the location of the property. Other permits may vary in price.

12. What has to be completed for me to get a final inspection and move into my home?

All safety aspects of the home need to be completed along with the basic living facilities.
(Completed electrical, handrails, smoke detectors, kitchens, bathrooms, etc.)

13. What is the difference between a Agricultural Permit and a regular Building Permit?

Agricultural permits are for structures used solely for agricultural purposes like hay barns, cattle shelters, horse barns, tractor sheds, etc, that are located on land used for agricultural purposes. These structures cannot be used for personal belongings like lawn mowers, boats, RVs, personal vehicles, shops, etc.
